401 Ocean Avenue – Historic Rehabilitation and New Residential Development, Santa Monica

A designated landmark residence designed by Robert Farquhar in 1910 on an ocean front site in Santa Monica has significantly deteriorated from long term deferred maintenance. The internal layout has been modified several times including development of a second entry. Our design includes historic rehabilitation of the residence with new living quarters while maintaining interior decorative finishes along with restored exterior cladding and restoration of original windows. Small garden spaces and original decorative trellis will be preserved. A new four story building at the back of the large site will help support the project with ocean view living units above ground floor parking. The new building will meet sustainability goals and through extensive review with preservation professionals and the City’s Landmarks Commission we developed a compatible building for the site.
